As we move into this season of Thanksgiving, we at Staged Interior trust that you are reaping an abundant harvest of blessings in many areas of your life. To provide the extra edge needed in selling your listings, many of you have contacted and worked with us to stage your properties.  To meet your proactive demands, Staged Interior has added another Accredited Staging Professional (ASP™) to our team to support Trish Kim, an ASP Master in her staging projects. 

We have seen some miracles as a result of staging in October and this monthly newsletter is to encourage you as we work together as a team to have your listings sold.

Featured this month is a townhouse in Alexandria that we staged in October.  The listing agent, Beverly Tull at Re/Max Allegiance, contacted us to get this former rental property into tip-top shape and to stage it for sale.  The property was staged before it went on the market, and in 5 days, yes, 5 days, in this buyers’ market, the seller received an offer and the house was sold.

Last month we featured a 3-month old listing that was sold in 30 days after staging. Well, when Gunilla Heldt at Century 21 New Millennium got the listing of a withdrawn vacant single family home in Sterling, VA, it had been on the market for 8 months.
 
Gunilla had already seen a house that was staged by Trish Kim at Staged Interior and she called to have her new listing staged.  Gunilla's aggressive and savvy pricing and publicity coupled with our staging expertise resulted in another home sold in less than a month after staging.  Even though the house was vacant, the sellers left a lot of furniture pieces and we were able to use some of them to minimize accessory rental fees. 
 
The staging was surely a great return on the investment and we appreciated the opportunity of working together with Gunilla and the sellers to have the old listing sold.  We at Staged Interior encourage you contact us and have your OLD listings staged and have an edge in the current real estate market.

When you get ready to place your home on the market for sale it becomes a product. Similar to a product on the shelf at your local store, the product has features and benefits as well as pluses and minuses, and competition. To compete with the competition in the marketplace you must be priced right and look better than the other products. Your home is no different, it is one of many homes for sale and you must present it, to the buyers, in the best possible light.
 
Staging is the process of preparing any home for sale, regardless of price or location. Using a proven, professional set of guidelines your house is reviewed for compliance with preset standards, and any necessary modifications are made. Once your house meets these criteria, a Staged Home Certificate will be issued and your home will be registered as a Staged Home. This entitles your home to a special marketing program developed to promote those homes which have been designated as Staged Homes.
 
This unique system has proven to help sell homes faster and/or for more money. Real estate agents will have great confidence in showing your home to potential buyers because they know it is Staged and ready to be sold.
