Greetings!

May was a busy month at Staged Interior and a successful one too. Even in the busiest times, we are committed to the highest standards of service. This is evidenced by the flood of customer testimonials.

This newsletter features some exciting success stories. Four of the homes we staged in May have already sold, and we are just as thrilled as the sellers and listing agents when our teamwork creates the exciting and dramatic atmosphere that sells houses quickly and with maximized equity. Three of these listings were coast-to-coast situations; two with sellers already on the west coast and another selling to move there. Please call us to have your house or listing staged and your miracle story featured in our newsletters.

When you are grandparents and you are on the east coast and all your grandkids are on the west coast, it's time to sell and move on and join them. When their beautiful Reston townhouse wasn't selling as quickly as expected, Glen Baird of VirginiaMLS.com (featured in last month's newsletter) knew just what to do to revitalize this 3 month-old listing. The sellers' daughter had just sold a Staged Interior home with Glen in 11 days. With Glen's encouragement and advice, this convinced the owners that staging with Staged Interior was the way to go. This month we feature their Reston townhouse that, coincidentally, also sold in 11 days after staging. Staged Interior came in and put them over the power curve to sell quickly. Thanks, Glen for being a satisfied repeat client.

This coast-to-coast story shows the power of staging and updating just enough to bring in the greatest return on your investment. Ben and Laurie were on the west coast in the throws of buying a new home in Southern California, but they were struggling to sell their Falls Church home. When Greg Wilson of RE/MAX Riverside, the listing agent and owner/broker, took over the listing, he had the sellers call Staged Interior and together we worked up a winning combination of updating and strategic staging that brought about a contract in 8 days. The timing was perfect for their purchase in CA and they were able to relax as Greg and Trish Kim with Staged Interior saw to it that everything was done in time for the open house.

After the house went under contract, Ben and Laurie sent a gleaming testimonial letter to share with you, which reads:

Dear Trish,
We once again thank you and Staged Interior for being an important part of the recent sale of our home in Falls Church, Virginia. Selling a home on the opposite coast is uncertain enough; trying to sell one that is vacant - and in the current market - requires advisors who truly are experts. Fortunately, we were steered to you.
Staging a home is not something we've done before, so here are three things we particularly appreciate about working with you on our 'project'. First, your explanations of the process and timeline were clear and accurate. That is especially important when other contract work is being conducted on the house. Next, you are accessible. This begins with you returning our initial call while you were on travel out of the country and, throughout the project, there wasn't a time you did not get back to us immediately. Finally, you really do care about us getting top-dollar for our home. Your advice on other improvements and color/style selections, and personal involvement in preparing for our (one!) open house, were keys to our success.
It's unlikely we will have the opportunity to engage your services again, something we would do without question. If the need arises, please refer to us potential clients who have questions from the 'seller' standpoint, or who just need some validation.
Thank you, Trish and team, for a great transaction. We wish you continued success.
Very truly yours,"

After associate broker Aaron Seekford of Arlington Realty took over this 9-month old listing of the Church Street penthouse loft in the Logan Circle Area of NW Washington DC, another 2 months went by without an offer in this challenging high-end DC condo market, even with good showing traffic. Needing the extra added attraction of staging, he called Staged Interior in to do the job. This ultra-modern luxury property had lots of bells and whistles, but the buyers couldn't tell what melody they were playing until Staged Interior came in and fine-tuned the spaces. The result was a contract in 8 days and a very happy absentee owner.

Aaron speaks of his experience with Trish:

"Staging helped sell one of our listings in less than 8 days after staging. What a great job and the quality of the furnishings were also first class. Everyone is very hesitant on trying someone new and convincing the owners to spend more money is hard, but I can tell you that instead of dropping the price the sellers decided to spend the money for staging and ended up making $8,000 more in the end. I would highly recommend the services of Trish and her husband. They both work extremely hard and have great integrity."

We are looking forward to working with you so that your miracle stories can be featured in our next newsletters. Until next time have a great rest of June!
