Greetings!

As summer activities subside, and kids have gone back to school, the season of harvest is upon us, and the homeowners and Realtors who staged their houses with Staged Interior are already reaping abundant returns from their staging investments. As we publish this twelfth issue of our monthly e-newsletter, we are excited to feature two of our late summer success stories. Even in this challenging time of year and in this sluggish market we are seeing our Staged Interior homes sold in record time.

Also, take a look at the information on the upcoming class to become an Accredited Staging Professional™ (ASP) in Alexandria. There's always room for more in this vibrant and value-added service!

It is safe to say that it is not common for an upper-bracket house to be sold in 3 days in the current real estate market - and during the summer in the steamy Washington DC area. When the seller and the listing agent work together with Staged Interior, a miracle can happen - even now. This house in Cabin John, MD was staged and sold in 3 days.

The listing agent, Kelly Vezzi, GRI at Weichert Realtors says:

"You and your team did a superb job with the staging at my client's home in Cabin John. In our tough summer market, when everything needed to be just right - especially price & home appearance, you helped my sellers pare down and tweak their already beautiful home.

My open house was packed, all of our feedback included rave reviews of how wonderful the home looked by agents and Buyers alike. Our Buyers stayed most of the day and made the decision on the spot to make an offer! .... and YES, we got full price!

Thank you...you'll be on the top of my list for my sellers!"

This Alexandria townhome was chock full of beautiful furniture and accessories. Staged Interior took great care during the Packing and Storing portion of our service to choose just the right items to set off the spaces and create a dramatic and cozy atmosphere. Once the reduction was completed we had a great time on the day of staging putting everything in its proper place and watching the transformation process. The return on staging investment (ROSI) was the sale of the house in just 16 days in the middle of July while other listings in the neighborhood are either still active or withdrawn.

Greg Wilson, the listing broker at RE/MAX Riverside, with whom we have teamed up before, says in a recent e-mail:

"Hi Trish, I wanted to thank you for your excellent work. We ratified a contract within a couple of weeks. I think the staging played a critical role in that success."

An Accredited Staging Professional™ (ASP) is a professional who has completed a proven training program that teaches the specific techniques and concepts of staging. They have the courage to tell sellers about Staging and the knowledge to help them do it. There are two tracks to become an ASP Professional, an ASP RealtorŪ and an ASP Stager. Click here for upcoming class schedule.

ASP RealtorŪ
This 2 Day training is specifically designed to train real estate professionals how to list and sell more homes by using Staging as a marketing tool. You will learn what Staging is, how to educate your sellers to do it, and specific techniques on how to help your clients Stage. This is for Real Estate Agents that want to use Staging as an additional service to set themselves apart and who do not want to charge for Staging services. ASP course is approved for 8 Continuing Education hours in the State of Virginia.

ASP - 3 Day Accredited Staging Professional Course
This program is designed to train people that want to start their own Staging businesses or are adding Staging as part of their services offered in their decorating or design business. To receive a $100 tuition credit courtesy of Trish Kim, please print this flyer and follow the instructions.

We believe that when more of our Real Estate partners, clients or prospects understand the benefits of ASP Staging and when the network of ASPs grows, the more beneficial it will be for everyone involved. Register now - the last several classes that were held in our area were completely sold out.

We are looking forward to working with you so that your miracle stories can be featured in our next newsletters. Until next time have a great rest of Autumn!
