As summer faded we at Staged Interior have been even more productive with the fresh excitement of autumn. With vacation and back-to-school behind them, sellers and Realtors alike have been busy working with us to have their houses and listings staged for sale. We staged, but most importantly, buyers came and bought. We are thrilled to feature two of these success stories. Even in this challenging time and sluggish market we are seeing our Staged Interior homes sold in record time. Last month's "Staged & Sold in 3 Days" story was "upstaged" by yet another record breaker. The contract on the house in Vienna was ratified in 2 days, but the actual offer was submitted within the first 24 hours by the first buyer who saw the house.

It is not common for a house to be sold in 2 days in the current real estate market. But with the teamwork of the sellers, the agent and Trish's team from Staged Interior, we have been able to feature a miracle story like this every month. After the initial staging consultation, the sellers worked very hard de-cluttering and moving the furniture pieces specified by Trish to a rented storage unit. Missy even brought a console from her own home. The endeavors of the team rewarded them with a quick sale. Isn't this what all sellers and listing agents want? Can you afford not to stage?

Have you ever wondered what buyers think about staged homes? You'll find that out here as you read on. This beautifully appointed upper-bracket home in McLean built by Harris Custom Homes had been on the market for 6 months when the listing agent, Ross Richmond, of Little Falls Realty called to have the house staged. The builder and Ross had the key rooms painted to Trish's color specifications before the actual staging. Once our team staged, it took only 2 months for the house to be sold and settled.

The buyer, Herb Engert, originally viewed this house before it was staged, and his impression at that time was not favorable as he says:
"When we first viewed the home on Divine Street, we were not impressed. It was vacant and seemed too large and cold for our needs. We liked the property and the location and we knew the construction was high quality, but there was something missing, and it just didn't resonate with us. On our second visit, we were blown away by the transformation that Staged Interior had achieved. From the warm colors on the walls, to the art work, floral accents and comfortable furniture, everything said, "You're Home!" Some of the staging items were so perfect that we even purchased them and we're now relying on Trish Kim to help us stage for living. Thank you Trish and Staged Interior for showing us the possibilities and revealing the home we were searching for."
Well, we staged the house, and as they say, the rest is history.

Well, as a beginner, it stands for Worldwide Staging Service Week. We are a member of the DC Chapter of Internal Association of Home Staging Professionals (IAHSP), which was founded to provide a professional business association for Home Stagers and Staging Real Estate Agents throughout the greater Washington, D.C. metropolitan area. The association's goal is to foster growth, unity and networking among peers in the Home Stager community. Through our efforts we hope to elevate the professionalism of Home Staging throughout our Nation's Capital and work to continually expand our quality of services.

One of the most rewarding involvements of the association is the community service during the Worldwide Staging Service Week where ASP's come together for the betterment of our community. The IAHSP Foundation each year in September supports the Worldwide Staging Service Week Charity Projects across North America. Local IAHSP Chapter members and Accredited Staging Professionals work with regional or local charity organizations to find solutions to challenges that the charity may be facing. We are working with organizations to help where we can, whether it is lack of materials to enhance a room for a Ronald McDonald House, a women's shelter in need of a room facelift, a Habitat for Humanity house that needs more hands to complete a room, or just a family in need of some assistance with Staging their home for Sale.

Ronald McDonaldOur chapter chose Ronald McDonald House Charities of Greater Washington DC this year as the service project. Ronald McDonald Houses provide a "home-away-from-home" for families of seriously ill children being treated at local hospitals. Their goal is to provide a safe, comfortable and comforting environment for the families who stay with them, thereby eliminating the worry of not being accessible to their hospitalized child. Their houses offer guest rooms, kitchen, dining areas, living rooms, play areas, TV rooms and laundry facilities. Outside family can enjoy backyards, playgrounds, gardens and walking paths.

On a beautiful sunny fall-like day of September 12th, we gathered at the Northern Virginia House, which is located next to the Inova Fairfax Hospital complex right off of Gallows Road. More than a dozen local Accredited Staging Professionals de-cluttered, rearranged, hung pictures as we made the main floor and the rooms more inviting and functional for the families staying in the house during their challenging times. After the transformation, the house manager, Barbara said that she feels like the whole weight has been lifted. We are so thankful that we were able to contribute to help this worthy organization and subsequently the guest families.

Trish Kim has been bringing her clients unique interior design experiences in Washington DC Metropolitan area since 1988. She is the owner and design consultant of Pendleton & Young, Inc., doing business as StagedInterior.com, and is an Accredited Staging Professional Master - ASPM, the only staging professional with a Master designation in Northern Virginia as accredited by StagedHomes. StagedHomes is recognized as the leading international training organization, teaching staging professionals the skills to effectively stage homes for their clients and give them the Staged Home advantage. Trish was personally trained and mentored by Barb Schwarz, the creator of the staging home concept, and is a member of International Association of Home Staging Professionals, IASHP. Trish's strengths are in creative spatial arrangement, color coordination and composition, which create the "WOW!" factor so essential in giving sellers the needed edge in this market. Her talents are evidenced by the Before and After presentations. Trish is married to her husband Young Kim, an ASP and the business manager for Staged Interior, and has two grown children and a daughter-in-law in Fairfax. She also has mastered the art of spoiling two precious grandchildren, Jake and Tasha.
