Magnified Staged
House SoldApril showers opened the floodgates of sales for both occupied and vacant Staged homes. Our Staging Schedule was so fast and furious we had no time for the April monthly newsletter. Who says this is a bad market? With the proper Staging and pricing, we are seeing our Staged houses sold in record time. I put Staging first, because in a recent HGTV program Staging was listed as the number one most valuable asset in preparing a home for the market. Staging beat out pricing and painting and we have the results to prove it. In terms of generating traffic and insuring a quick and well-priced sale there is no other strategy that can give the seller and the Realtor such dramatic impact. It's a no-brainer, right?!!

Staged Interior has a very impressive parade of sold staged homes that are showcased in this 19th issue of the newsletter. Remember, friends don't let friends sell the house without staging.

One morning in January a Fairfax County Police officer knocked on our door. He asked if we knew that the driver-side window of the minivan was smashed in. He was investigating a string of vehicle break-ins in our neighborhood that previous night. We never expected our cars (the Staging cargo van was also vandalized) would be broken into in our own driveway. The minivan had to be parked outside because our garage has been turned into a Staging accessory warehouse! A GPS was stolen from the minivan and other electronic equipment from the cargo van. Several other cars were broken into for their GPS systems that same night.

Navigation systems have grown to be one of the most valuable tools for real estate professionals and Stagers. We wonder how we lived without them. With its popularity we now have thieves trying to cash-in on the demand. The Fairfax County Police Department is already educating the public about this crime and how to prevent it. A good friend of ours forwarded this theft prevention flyer. I hope you don't fall victim to this crime. Please read the flyer and Be careful out there!

Trish Kim has been bringing her clients unique interior design experiences in Washington DC Metropolitan area since 1988. She is the owner and design consultant of Pendleton & Young, Inc., doing business as StagedInterior.com, and is an Accredited Staging Professional Master - ASPM, the first and one of only two staging professionals with a Master designation in Northern Virginia as accredited by StagedHomes. StagedHomes is recognized as the leading international training organization, teaching staging professionals the skills to effectively stage homes for their clients and give them the Staged Home advantage. Trish was personally trained and mentored by Barb Schwarz, the creator of the staging home concept, and is a member of International Association of Home Staging Professionals, IASHP. Trish's strengths are in creative spatial arrangement, color coordination and composition, which create the "WOW!" factor so essential in giving sellers the needed edge in this market. Her talents are evidenced by the Before and After presentations. Trish is married to her husband Young Kim, an ASP and the business manager for Staged Interior, and has two grown children and a daughter-in-law in Fairfax. She also has mastered the art of spoiling two precious grandchildren, Jake and Tasha.
