We have had gorgeous weather to execute our fall Staging projects! What a joy it is for us and our team to do our work in this great environment. As the weather cools and the leaves turn we see great potential in this season to present well-priced beautifully Staged properties to potential buyers. As you will see in the articles and quotes below, Staging is in the news and is fast becoming the new standard in Real Estate as the most effective tool in preparing houses for this market. Shift: How Top Real Estate Agents Tackle Tough Times

I was invited to attend a Real Estate seminar based on this book's principle and I was pleasantly surprised to see that the topic of Home Staging covered an entire chapter and was considered a must in ensuring your home stood out from the competition during this challenging time. Top Real Estate experts agree that right-pricing and staging are the two most important strategies when selling a home. "If the seller can master both issues, they'll win the battle and be crowned with a contract. As an agent you win their respect, their business and their referrals. The truth that any seller must know is that in the end, pricing gets you in the game - the staging gets you the offer.*"

It would be the norm to find homes that are listed for sale and for rental simultaneously and for the owner to act on whichever exit option comes along first in this buyers market. Most of these listings chase down the market prices but never catch them, proving the research that sellers with a price reduction need 2 to 3 times longer to sell, potentially delaying their move and increasing their carrying cost*. Such was the case for these Manassas homeowners, Rich and Helen, who had already moved to another state and whose house had been on the market for 10 months. Enough was enough! Rich put together what he called the "A Team" with a new Realtor and Staged Interior. You know the rest of the story - with the right pricing, right staging and right Realtor, a contract was ratified in 5 days! After 10 months of hard work, it was an overnight success! They literally asked us to do our magic with "a competitive edge on appearance" and we did it.

As the real estate downturn continues some builders and condominium developers are building smaller homes and units resulting in new open floor plans, higher ceilings, right furniture selections and creative placement of the furniture pieces. I was honored to have been quoted and one of my staged room pictures featured in a recent front page article titled "Tight Squeeze in the Living Room" in the Sunday Real Estate section in the Washington Post.

Less popular are the large, boxy entertainment centers not only because of the death of traditional TV units giving way to flat-panel TVs, but also the sheer bulky size of the units and not having enough wall space to support these monsters due to open floor plans. Creative use of mirrors will make smaller rooms larger bringing more outside in through the reflection. Please read the full article to learn about recent building trends in our area.

Trish Kim has been bringing her clients unique interior design experiences in the Washington DC Metropolitan area since 1988. She is the CEO and staging consultant for Pendleton & Young, Inc., doing business as Staged Interior. She is an Accredited Staging Professional Master - ASPM, and was personally trained and mentored by Barb Schwarz, the creator of the home staging concept. Trish's strengths are in creative spatial arrangement, color coordination and composition, which create the "WOW!" factor so essential in giving sellers the needed edge in this market. Her talents are evidenced by our Before and After photo/virtual tour presentations. Trish is the one-and-only charter lifetime ASP Master in Northern Virginia and is President of the International Association of Home Staging Professionals, IASHP. Trish is married to her husband Young Kim, an ASP, and has two grown children and a daughter-in-law in Fairfax. She also has mastered the art of spoiling two precious grandchildren, Jake and Tasha.
