Before Picture After Picture

When I was asked in December by Home Improvement magazine for an inspiring staging story, it was difficult for me to select just one staging project. Each and every house we stage is special to me and to our team, and the relationships we have with the sellers and real estate agents are cherished.

Nevertheless, one that stood out to me was the time when I was contacted by a family in Leesburg, VA, who had twins (4 years old) and an 8 year old boy. The wife was recovering from health issues and her husband's job was relocating them to upstate New York. The house was extremely cluttered, to say the least, and family challenges did not allow them to tackle a project of this magnitude. On top of this, the real estate tide had just turned into a buyers' market.

We had to adopt a four-phase approach for this staging: 1) de-cluttering, packing, and moving to storage; 2) cleaning; 3) painting; and 4) staging. The result of this staging project was a townhouse sold in three weeks, during the heat of a Washington DC summer, and the timely relocation of the family. The sellers said:
"After sitting down with our realtor in June, we thought we were in an impossible situation...we were in a terrible buyer's market at the worst time of the year and on top of that had a very short window to sell our home. Trish and her team came in and literally rescued us...they removed our clutter and 'created' a beautiful home. Three weeks later, we had a solid contract on our home, and by early August we had relocated. Simply, Staged Interior performed a miracle!! Our family can't thank them enough!"
This was one of our most rewarding staging projects. The before-and-after pictures of this staging were previously presented in a small picture format. We have now created a high-resolution virtual tour so that you can appreciate the transformation more fully.

As sellers and Realtors are getting houses and listings ready for the spring market (by the way, it is never too early to get started on this), I am excited to share some basic staging techniques, both interior and exterior. Any homeowner can execute these techniques, including those with limited skills and budget.
  1. Some exterior changes that have the greatest impact include trimming back large bushes, edging flower beds, and adding new, dark mulch. Cleanliness is vital, so power-washing is an inexpensive way to show off the house. The front exterior picture is the first impression showcased on internet sites, so this photo should really pop. We have a saying in staging industry which says, "if you can't see it, you can't sell it."

  2. Painting both inside and out is within the reach of most budgets, and almost every house needs either a touch-up or a complete color re-do. Professional Stagers are usually very skilled color consultants and are called on for their expertise even when the homeowner doesn't plan to stage.

  3. Most important, as was mentioned earlier, is eliminating clutter by reducing the number of furniture pieces. This creates a feeling of space and orderliness. Everyone wants to live that way, even if they don't!

  4. Cleanliness is next to orderliness in the world of staging, and we usually ask the sellers to have the house thoroughly cleaned both before we stage and on a regular basis during the listing period.

  5. One very inexpensive way to upgrade the kitchen is to put in new cabinet hardware in a nickel or bronze finish. This will have an immediate polished effect on the look of the kitchen.

  6. Bringing in natural elements, even if it's a branch from the yard, is another enhancement sellers can execute. It's free and can add warmth, texture, and color.

She is an ASP Master (ASPM) and was personally trained and mentored by Barb Schwarz, the creator of the home staging concept. Trish's strengths are in creative spatial arrangement, color coordination, and composition, which create the "WOW!" factor so essential in giving sellers the needed edge in this market. Her talents are evidenced by our "Before and After" photo/virtual tour presentations. Trish is the one-and-only charter lifetime ASP Master in Northern Virginia and is President of the International Association of Home Staging Professionals (IASHP). Trish is married to her husband Young Kim, an ASP, and has two grown children and a daughter-in-law in Fairfax. She has also mastered the art of spoiling her two precious grandchildren, Jake and Tasha.
