Greetings!

As I write this, we are in Disney World with my family, enjoying beautiful weather and a great vacation in the "fun capital" of the world. This is our second year here, and we're becoming professionals in fast passes, early arrivals at the parks, and knowing which events and rides are worth the wait. It's truly a world of perfect fantasy. Pictured below in Norway Pavilion at Epcot are my husband Young, me, my son Scott, my favorite daughter-in-law Alexis, and my grandkids, Jake and Tasha.

Trip to Disney It reminds me that we at Staged Interior, as an ASP Master and ASP stagers, are doing the same thing Walt Disney was doing in his theme parks: creating a lifestyle that attracts buyers to homes and motivates them to acquire that lifestyle by purchasing the home that provides it for them. The difference is that the lifestyle we are creating is a reality, not a fantasy - even though the process and the outcome of staging seem truly magical. Every home we stage has the potential to be what we show in our staging projects. Nothing is contrived or covered or camouflaged. We are pointing out the best features of every house we transform, and that is the value and (I freely admit) fun of the home staging profession.

While the fun in the sun is great, I'm excited to return to the DC area and celebrate Christmas at home. I love this season, even the challenging weather. And, as you might expect, I also love the idea of home and family gathered together to celebrate. We'll be having my family in our home this year on the Saturday after Christmas day, and I really look forward to the cooking and preparations, and "staging" my home for the occasion. As you may be aware, our home is also our staging storage unit, so anything we do requires carving out a space. Now that's challenging!!

I wish you the joy and peace of the Christmas season. May your life be filled to overflowing with blessings and prosperity and, as Cinderella would say, "May the dreams that you wish all come true."

Remember, right pricing gets you in the game, and home staging gets you the offer!

Before Picture After Picture

This beautiful home in Alexandria was a joy to stage. Its unique contemporary retro design made the project both challenging and fun. Owner/Realtor, Leslie Rodriguez was on board with her family, and we worked as a team to prepare the house for the staging day. We kept most of the original finishes in place, as part of the value of the house was due to the fact that it was an exact reproduction of a cutting-edge house plan from the 60s. From the floating fireplace to the spacious cantilevered porch and the large natural setting, the house had period charm that really set it apart from other homes in the neighborhood. Our whole team was thrilled with the staging results that truly emphasized the charm and attractive features of the house. As we expected, a contract was quickly ratified. In fourteen days there were two offers, and the deal was done!

Our very first commercial staging project came in the form of a request from e-Venture Real Estate to stage their new offices in Reston. Their amazing success in their first year found them with a need for beautifying their reception and work spaces, and we were so pleased to be chosen as their staging professionals. Working with Broker, Beth Yesford and Roland Ford, the owners of e-Venture, was a pleasure and, as you can see in the following testimonial, the feeling was mutual. Because the unique offering of this firm is high-tech real estate, they wanted to counter that with warm, inviting surroundings and create a pleasant working environment where relationships could grow alongside the business. The proliferation of home staging shows like HGTV's "The Stagers" and "Design to Sell" has brought great exposure to the professional home staging industry. Along with that fame, also came myths. Here are some of the myths and the truths to bust them.

Myth 1: Staging is Decorating...

Fact: Staging is NOT Decorating or Design! Decorating or Design is personalizing and Staging is De-Personalizing and preparing a house for the un- known Buyer. That is why it's KEY that you hire someone with training specifically on how to prepare a house for sale.

The Accredited Staging Professional DesignationTM (ASPTM) is the ONLY nationally recognized professional designation for Home Staging. Make sure to hire someone with this professional designation when selecting a qualified Home Stager.

TIP: When the focus of the Staging becomes about things and not your house, then you are working with a decorator and not a trained Stager. An ASP Stager can use existing items in a house and their creativity to properly Stage a house for sale.

Myth 2: Staging Costs Too Much...

Fact: Staging is an INVESTMENT in getting a house sold and the investment in Staging is always less than a price reduction. An ASPTM Stager has been trained to work with a Sellers' budget and time frame to properly Stage a house. We like to ask our clients, "Can you afford NOT to Stage?" When compared with the other costs associated with the sale or purchase of a home, Staging is very reasonable. In most markets, a Staging report detailing what needs to be done to Stage the house for sale is less than the appraisal or Home Inspection reports.

Myth 3: All I Need Are Lights, Flowers & Music...

Fact: Lights, Flowers and Music are great for Showing a house, but that is not Staging. Staging requires an objective and professional assessment of a house's strengths and challenge areas, and solutions to help Buyers fall in love with what they see. This requires more than just flowers and music to achieve - it requires an Action Plan! Your ASP can help you and your clients with a Success Plan for getting their house STAGED and SOLD!

Myth 4: I Can Just Watch One of Those Shows...

Fact: The shows on HGTV and similar channels give Sellers the idea that they need to do something to their house to prepare it for sale, but Sellers cannot truly be objective in a house they have been living in and need a 3rd party independent opinion to get it properly Staged. ASPs have the experience and ideas to help Sellers get their houses ready and we honor our clients, and work closely with Realtors to help get a house sold.

Trish Kim has been bringing her clients unique interior design experiences in the Washington DC Metropolitan area since 1988. Trish is the one-and-only charter lifetime ASP Master in Northern Virginia and is President of the International Association of Home Staging Professionals (IASHP).
