This spring season has been quite productive for Staged Interior and I trust that it's been the same for you. Sellers, builders and Realtors all are realizing that Staging is the defining factor in preparing a property for today's market. Not only have we been busy staging, but the resulting statistics are dramatic. See our ROSI article below.

As our staged homes sell faster and for more money, Realtors and sellers enjoy a win-win-win situation. The third "win" goes to buyers as they are also satisfied with their home purchases - they can literally see what the interiors will be like when they move in, how the furniture will fit in the rooms, and the lifestyle they can enjoy in the enhanced spaces. 2009 Home Staging Stat - Average Days on Market 2009 Home Staging Stat - Percentage of Close Price over List Price

The stats are in and the numbers don't lie!! We're not even 6 months into 2009, and we are already experiencing phenomenal results in terms of days on the market and percentage of close price over list price. Both of these stats affect the bottom line for both sellers and Realtors, and render staging with Staged Interior one of the best investment decisions a seller and Realtor can make. Since the launch of our Home Staging Division, we have Staged over 160 homes for a total listing price in excess of $120 million.

Of the properties we staged in 2009:
  • 92.3% of staged homes went under contract in 50 days or fewer with
    an average of 30.2 Days on Market (DOM) as compared to the Northern
    Virginia Association of Realtors average of 95.5 days.
  • The percentage of close price over listing price of our staged homes is
    96.6% over NVAR's 91.4%.
  • The average staging investment was 0.64% of the listing price, which
    resulted a in 5.2% higher close price.
  • The Return On Staging Investment (ROSI) is 812.5%
    (= 5.2% divided by 0.64%)

Staged Home in Vienna VA
YES, YOU READ IT RIGHT - 2 YEARS. Not a misprint! Here's an amazing staging success story. On the market for 2 years, this beautifully customized home in Vienna was not showing its full potential. So many of its assets in terms of designer touches and big spaces were lost without the juxtaposition of furniture and accessories to showcase them. Realtor, Jo Haring at Weichert, knew exactly what to do and called us in to get this house ready to shine. Staged Interior saw the potential and created just the right atmosphere for this house to be seen in its best light. 20 days after the house was staged, a contract was ratified with a very satisfied seller and buyer. The absentee seller sold a house quickly and the buyer got a fabulous new home in a great neighborhood. We, once more, had done what we set out to do: solve the seller's and Realtor's Real Estate problem!

Dulles Home Fair
It's always exciting to educate others concerning Staging, its philosophy, its value and the return on Staging Investment. Trish is invited by the Dulles Area Association of Realtors (DAAR) to teach the "Stage, Show, Sell" class at its first Dulles Home Fair at Dulles Embassy Suites on June 12th and 13th. This class on June 13th at 2:00 is open to the public and will be a 50 minute presentation with time for questions allotted at the end. Trish Kim has been bringing her clients unique interior design experiences in the Washington DC Metropolitan area since 1988. She is the CEO and staging consultant for Pendleton & Young, Inc., doing business as Staged Interior. She is an ASP Master (ASPM) and was personally trained and mentored by Barb Schwarz, the creator of the home staging concept. Trish's strengths are in creative spatial arrangement, color coordination, and composition, which create the "WOW!" factor so essential in giving sellers the needed edge in this market. Her talents are evidenced by our "Before and After" photo/virtual tour presentations. Trish is the one-and-only charter lifetime ASP Master in Virginia and is President of the International Association of Home Staging Professionals (IASHP). Trish is married to her husband Young Kim, an ASP, and has two grown children and a daughter-in-law in Fairfax. She has also mastered the art of spoiling her two precious grandchildren, Jake and Tasha.
